What is a Home Inspection?
Why do I need a Home Inspection?

condition assures you of a fair and smooth transaction.


Because...you may not know everything you should about the
condition of the roof, chimneys, siding and trim, attic
ventilation, electric wiring, plumbing, furnace, air conditioning
and house structure a qualified Home Inspector is your
greatest ally.


Your Home Inspection is a thorough, visual examination of
the structure and the operating components of the home
performed by a trained professional. The Inspection will
require 2 to 3 hours. You are encouraged to accompany the
Inspector and ask questions.


When the inspection is complete, the Inspector will review his
observations with you and your agent so that you have a clear
understanding of the condition of the home. He will
summarize the good features as well as any existing or
potential problems identified during the inspection. This
summary and the detailed inspection report provide the
information that you need to make an educated decision about
the purchases or sale of a home.


A complimentary copy of the CMHC book on "Home Care" is
included with every inspection. This book is an excellent
reference for homeowners. It provides information on a variety
of home repairs and home maintenance tasks.

PLUMBING OBSERVATIONS
Positive Attributes
The plumbing system is in generally good condition.  The water pressure supplied to the fixtures is above average. Only a slight drop
in flow was experienced when two fixtures were operated simultaneously.  

RECOMMENDATIONS / OBSERVATIONS

    •  Improve:  The small section of missing grout on the rear wall of the bathtub tile in the basement bathroom should be
    repaired to reduce the chance of water penetration into the wall behind the tile.
    •  Repair:  The window and sill of the bathtub enclosure should be protected from moisture. A waterproof curtain is usually
    sufficient. Windows in bathtub enclosures have a reputation for allowing leakage behind the enclosure, causing damage to the
    wall. The silicon caulking around the window in the main floor bathroom has separated & cracked away from the window frame.
    If the shower is used, water will seep through this crack into the wall structure. This is likely to cause rot inside the wall &
    deterioration of the tile enclosing the bathtub. This crack should be caulked before the shower is used.
























LIMITATIONS OF PLUMBING INSPECTION
As we have discussed and as described in your inspection contract, this is a visual inspection limited in scope by (but not restricted
to) the following conditions:
    •  Portions of the plumbing system concealed by finishes and/or storage (below sinks, etc.), below the structure, or beneath
    the ground surface are not inspected.
    •  Water quantity and water quality are not tested unless explicitly contracted-for and discussed in this or a separate report.
    •  Clothes washing machine connections are not inspected.
    •  Interiors of flues or chimneys which are not readily accessible are not inspected.
    •  Water conditioning systems, solar water heaters, fire and lawn sprinkler systems, and private waste disposal systems are not
    inspected unless explicitly contracted-for and discussed in this or a separate report.
